Concrete in DFW Clay: What to Expect

Concrete is extremely strong in compression, but it is not flexible. Here in DFW, the clay soil underneath moves as moisture changes — swelling when it rains, shrinking in drought.

So the goal of a professional patio or driveway installation is not to promise "zero cracks." It's to build the base, drainage, reinforcement and control joints correctly, so the slab performs and any natural cracking is minimized and controlled. Preparation and drainage are what protect concrete — strength alone is not enough in DFW clay.

Why patios crack in North Texas

North Texas wet–dry cycles matter more than the concrete itself. Clay soil movement — not concrete "failing" — drives most long-term patio movement.

Expansive clay soil

Clay absorbs water and expands, then loses moisture and contracts during drought.

You may see: Cracks, settlement, slab lift, uneven areas
Uneven moisture around the slab

One side stays wet from runoff, irrigation or a downspout while the other dries out.

You may see: Diagonal cracks, corner movement, one side sinking or lifting
Normal curing shrinkage

Fresh concrete shrinks slightly as it cures; hot, dry or windy weather speeds up surface moisture loss.

You may see: Fine hairline cracks, often early after placement
Heat and temperature movement

Concrete expands in summer heat and contracts as temperatures drop.

You may see: Stress at edges, or random cracks if joints are insufficient
Weak or poorly compacted base

Soil or base material settles under the slab after the pour.

You may see: Wider cracks, low spots, rocking or separated pieces
Missing or poor control joints

Without a planned weak line, concrete picks its own place to relieve stress.

You may see: Random cracks across the field of the patio
Drainage or water intrusion

Standing water and runoff soften or erode the support beneath the slab, and water enters existing cracks.

You may see: Settlement, widening cracks, drainage-related movement
Loads and restraint

Heavy outdoor kitchens, planters or vehicles — or a slab tied too rigidly to another structure — add stress.

You may see: Concentrated cracking or separation near high-load areas

Normal cracks vs. cracks worth inspecting

Not every crack means the work was done poorly. Here's how we tell the difference — and we'd rather you know it before you hire anyone.

Usually cosmetic or expected
  • Fine, hairline cracks with little or no vertical difference between the two sides.
  • Cracks that occur at or near properly cut control joints.
  • Small curing-shrinkage cracks that stay the same size over time.
  • Minor surface checking, especially after a very hot or windy pour.

Concrete naturally shrinks as it cures. That is exactly why control joints are placed — they create a planned weak line so cracking happens there instead of randomly across the slab.

Worth inspecting — call us
  • A crack that is visibly widening over time.
  • One side higher than the other — vertical displacement, a trip hazard.
  • A section sinking, lifting, rocking, or pulling away from the house.
  • Water regularly pooling on or beside the slab.
  • Cracks radiating from corners, outdoor-kitchen footings, posts or heavy structures.
  • Soil washed out, or persistent wet spots along the edge of the slab.

In North Texas a cold snap can widen an open crack once water gets in and freezes, so sealing and drainage correction early keeps a minor issue from growing.

What we control on every pour

We can't control DFW clay. We can control everything that decides how well your slab lives with it.

Site drainage

We grade so water moves away from the slab and the house, and we deal with downspouts discharging beside it.

Subgrade & base prep

Unstable material comes out, grade is established, and the subgrade and base are compacted evenly.

Appropriate mix

A mix specified for the job and local exposure — typically 3,500–4,000 PSI for residential flatwork in DFW.

Reinforcement

Rebar or welded wire correctly placed and supported. Reinforcement holds sections together; it does not prevent all cracking.

Control-joint layout

Joints cut or tooled at proper spacing and depth, including re-entrant corners, columns and slab transitions.

Placement & curing

No rushed finishing. Fresh concrete is protected from excessive heat and wind, and cured properly.

Isolation joints

The slab is separated from the home, columns and footings where it needs to move independently.

We will never tell you concrete is "crack-proof." We install it using professional preparation and industry-appropriate practices intended to minimize and control cracking. Hairline shrinkage cracks, and cracking related to soil movement, drainage conditions or extreme weather, can still occur because concrete and DFW clay both move. Widening cracks, settling, lifting, separation and drainage-related movement are a different matter — we take those seriously and evaluate each one individually.
